Power of Attorney

TIn order to establish a power of attorney in Florida, you need to meet these criteria:

  • You must be over the age of 18.
  • Your mental capacity must align with the standards set by the Florida court system.
  • Your designated agent(s) must also be at least 18 years old and mentally competent.
  • The power of attorney document must be witnessed by two competent adults and notarized by a notary public. (Special considerations may apply for military powers of attorney.) It's recommended to select witnesses who are impartial, meaning they have no familial ties to you, your agent, your healthcare provider, or any beneficiary of your estate. If you do not have witnesses we can provide some for you.

**This is a general statement. Becoming a power of attorney may require more criteria. 

Last Will & Testament


If someone passes away in Florida without a will, their estate will be subject to the laws of intestacy. In such cases, the probate court will distribute the deceased person's assets according to Florida's intestate succession laws. Typically, this means that the estate will be divided among the surviving spouse, children, parents, or other close relatives, depending on the family situation. However, without a will to specify their wishes, the distribution may not align with what the deceased would have wanted. Additionally, the process of administering the estate can be more complex and time-consuming without a will in place. Therefore, it's generally recommended to have a will to ensure that your assets are distributed according to your preferences and to simplify the probate process for your loved ones.

What You Need to Know

Before your big day, remember:

  • You must apply for your marriage license at the courthouse in the county where you will be wed. This application typically needs to be submitted at least 3 days prior to your wedding date.
  • Bring your marriage license to the ceremony to be notarized.

Transfer of an Florida Vehicle Title

 Our notary will ensure that all loan documents are correctly signed and notarized. The top portion of the title is dedicated to the Assignment of Ownership. It encompasses essential details such as the transaction date, odometer reading, and the names and addresses of both the buyer and seller, along with the actual sales price. It's imperative that this section is completed in its entirety, leaving no room for blank spaces. All individuals listed on the front of the title document must personally attend, be positively identified, swear an oath, and affix their signatures to the Assignment of Ownership in the presence of a notary public. Any alterations, erasures, or amendments to the form render it void, requiring the issuance of a duplicate title. Therefore, it's advisable to ensure the seller has finalized their deal before completing this section.

While the buyer's presence during the Assignment of Ownership completion is optional, the seller must possess the buyer's name and address to fulfill this section and obtain notarization for their signature. Subsequently, the buyer can proceed to execute the Application for a Certificate of Title section at a later time, also in the presence of a notary public. It's important to note that there is no provision for an "open" title, where the buyer's name is added later. As reiterated, the buyer’s name and address must be included on the Assignment of Ownership for notarization to be valid.

I-9 Services

A notary can play a crucial role in assisting with I-9 forms, which are used to verify the identity and employment authorization of individuals hired for employment in the United States. 

BUT, the I-9 is not a notarizable document.  The client must fill out section 1 before appointment.  

Section 2 must also include the name/address of the requesting employer.

We can help you with the following: 

  • Identity Verification: A notary can verify the identity of the employee by examining valid and unexpired identification documents, such as a passport, driver's license, or permanent resident card.
  • Witnessing Signatures: The notary can witness the employee's signature on Section 1 of the I-9 form, confirming that the signature is genuine.
  • Certification of Documents: If required, the notary can certify copies of documents presented by the employee as proof of identity and employment authorization. This involves verifying the authenticity of the copies and affixing a seal or stamp to certify them.
  • Administering Oaths or Affirmations: In some cases, the notary may be required to administer oaths or affirmations to the employee, ensuring that the information provided on the I-9 form is true and accurate to the best of their knowledge.
  • Completing Employer Attestation: The notary may assist the employer in completing Section 2 of the I-9 form, which involves examining and verifying the authenticity of the employee's employment authorization documents.
  • Providing Legal Verification: By notarizing the I-9 form or any related documents, the notary provides an additional layer of legal verification, which may be required by some employers or organizations for compliance purposes.

This includes taking photos of the building's sign and address, talking to a manager, checking their business license, and snapping pictures inside and outside the premises.
